Here are some points that you may wish to bear in mind if you are considering purchasing a static caravan:
- is the caravan a relatively well known make? If it is not, you may find it difficult to obtain spares and replacements if you need to;
- what are the arrangements relating to where it is sited? It might be advisable to check things such as pitch fees, guaranteed continuity of location and so on;
- is it currently connected to main services? If yes, what are the arrangements and anticipated costs of supply and servicing etc;
- is the site prone to flooding? If it is, not only may this be a potential inconvenience for you but it may also affect the cost and cover available through static caravan insurance. Be cautious about simply accepting the vendor’s or site owner’s position on this and make the effort to check it yourself through local press associations and the environment agency;
- when did the caravan have its last safety checks? In particular, gas and electrical appliances should be checked frequently and professionally. If the caravan has been neglected in this respect for some time, you may have potential safety issues and associated costs to rectify;
- has the caravan recently had a structural check? That may encompass a number of things but might include whether or not it remains weatherproof, securely anchored or in perfect condition to move, should you ever choose to do so;
- what surrounds the site? If it is overlooking open fields you may consider that to be a big plus point but not if they are subsequently built upon, particularly if the development is industrial in nature. It might also be advisable to look about carefully to check for things such as site subsidence and erosion etc – these sorts of things may significantly reduce the value of your caravan downstream;
- what is the nature of the site in licensing terms? Local authorities may license some sites for short-term holiday occupation and others might have permission for permanent occupancy. This may affect the form of caravan insurance required to protect your interests – something we would be happy to expand upon further.
